What AreaIQ is and why we built it

AreaIQ aggregates UK government datasets into a single property intelligence report for every postcode district. The goal: give buyers the same data their solicitors and mortgage brokers use, before they spend a weekend viewing houses.

What AreaIQ covers

Each postcode district page answers six questions a buyer needs answered before making an offer: What do properties actually sell for — by type? Which schools are Outstanding or Good, and what catchment premium does that create? How long is the rail commute, and what does a season ticket cost? What does the census say about owner-occupation and demographics? What is the Environment Agency's flood risk designation? And can you realistically afford a mortgage here on your salary?

All six answers appear on a single page, sourced from government APIs. No subscription, no paywall, no estate agent spin.

Where the data comes from

HM Land Registry

Sold prices for every registered property transaction in England and Wales, updated weekly. AreaIQ uses district-level averages by property type (detached, semi, terraced, flat) and 12-month price change.

Ofsted

School inspection outcomes published by the Office for Standards in Education. AreaIQ shows the current rating — Outstanding, Good, Requires Improvement, or Inadequate — for every school in the postcode district.

ONS Census 2021

Office for National Statistics population data from the 2021 census. AreaIQ uses tenure split (owner-occupied vs rented), average age, employment rate and population counts.

Environment Agency

Flood risk designation by postcode district, used by mortgage lenders and buildings insurers. AreaIQ reports the designation: High, Medium, Low or Very Low.

Editorial standards

Every figure on AreaIQ traces directly to a government source. Interpretive text — deposit guides, commuting cost estimates, school premium analysis — is based on standard industry benchmarks and flagged as guidance rather than fact. No data is fabricated or estimated without disclosure.

Price data updates weekly when HM Land Registry publishes new transactions. Ofsted ratings update within 48 hours of a new inspection report. Census data reflects the 2021 survey and updates when ONS publishes revised figures.
